Many people dream of renting a secluded alpine hut in the mountains and spending a relaxing holiday the heart of nature. At the mountain hut “Marmsoler Schwaige” you can rent a holiday apartment and this dream can turn into reality. A mountain holiday in unspoilt nature has an extraordinary charm. In the morning you will be awakened by the singing of the birds, and the lush meadows radiate the gently scent of mountain herbs. Colourful butterflies dance from flower to flower, and a solemn stillness lies over the mountains, which is broken only by the bubbling of the mountain streams.
Die Sommermonate dürfen die Milchkühe auf unseren Wiesen der Seiser Alm verbringen. Dort werden die Tiere von uns versorgen. Am 1. Samstag im Oktober werden die Tiere beim Traditionellen Almabtrieb an den wir schon sehr viele Jahre teilnehmen wieder zum Hof herunter getrieben.

Far away from the hustle and bustle of everyday life, at an altitude of 1,700 meters above sea level, you may enjoy a carefree holiday in front of the magnificent backdrop of the Alps. The mountain hut is located on the Alpe di Siusi and is surrounded by lush green meadows and deep forests.
Beautiful hiking trails start right outside your front door. No traffic noise disturbs the idyllic tranquillity during your stay in the mountain hut, because access is forbidden to vehicles in the entire region. The mighty peaks of the Sasso Longo, the Sasso Piatto and the Sciliar are your constant companions during your hikes, and on the way quaint mountain inns invite you to take a break. The next alpine lodge is within easy reach of the hut “Marmsoler Schwaige”. In the winter, directly from the doorstep of your accommodation you may dive into an exciting ski adventure.

Comfortable cottage holidays
During your holiday in the mountain hut “Marmsoler Schwaige” you will not miss a thing. The cottage offers space for 6-8 persons – it has two large double bedrooms and a spacious kitchen. A power connection is available as well as a hot water supply and a bathroom with bath tub, bidet and toilet. The handy kitchen equipment includes an oven, a fridge, electric hobs and kitchenware. Even a coffee machine is available. The heater provides warmth on cold nights on the Alpe di Siusi.

Price conditions & included services

The price includes heating, hot water, electricity, garbage and final cleaning.
Bed linen, towels and kitchen towels must be brought by our guests themselves.
As of 01.01.2014, we are required to collect a local tourist tax of 1.40 € per person and night for all guests older than 14 years. Starting from January 2020, the tax will amount to 1.75 €. The local tax is due upon departure and is specified separately on the invoice.
Open all year round
The prices apply for a minimum stay of 5 nights per apartment.
For stays of less than 5 days we charge 10-20 € per day.
For every additional person we charge 15 €/night.
Pets
Pets are not allowed.
Additional charges and tems of payment
Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of a daily rate has been paid.
The fee for final cleaning is already included in the price.
Payment: Please pay cash on site , non-transferable check, bank transfer.
Arrival and departure
If you arrive on Sunday, the apartment is available from 5.30 p.m. Thank you for your understanding.

Otherwise we expect you starting from 14 clock. Of course, you can also arrive earlier, but the apartment will ready for you only at 14 clock. In case of a delay, we look forward to receiving a message from you.
Departure: On departure day, please leave your holiday apartment not later than 9.00 clock. Other times are possible upon request.
Travel insurance & cancellation insurance
Terms and conditions for cancellations
If anything unexpected happens, we kindly ask you to inform us in advance. Cancellations are always unpleasant – for you and for us. It’s a pity when our holiday apartments remain empty, even though others would have loved to come.
According to art. 1382 of the Civil Code, you may cancel your reservation not later than 60 days prior to arrival without any cancellation fee. In case of a cancellation in the period between the 60th day before the arrival date and the arrival date, please understand that we need to charge the following cancellation fees:
• For cancellations until max. 28 days before arrival: 50% of the agreed total price;
• For cancellations after 28 days before arrival: 80% of the agreed total price.
In case of failure to make use of the booked apartment for the agreed period without a cancellation, you are required to pay 100% of the agreed total price. In case of early departure or late arrival you will pay the price for the used days and 100% of the agreed price for the remaining but unused services.
We advise you to close a travel insurance.
