We offer cosily furnished double rooms and three comfortable holiday apartments and a holiday apartment in the alpine hut for your accommodation. All units have a large panoramic balcony from where you will enjoy a magnificent view of the Sciliar Massif. Breakfast is served in our sunny dining room – a rich buffet breakfast will give you plenty of energy before heading out to your activities in the mountains. On the farm you’ll find a barbecue area, and in the herb garden, there are many plants that you can use to flavour the food. A private parking space is available for your car.

The vacation apartment Hofsuite consists of the apartments Hofsuite I + II. These can also be booked separately.

Our farm suite “Hofsuite” is furnished in pine wood; the entire upper floor, the rooms and the closets are made entirely of natural wood. The apartment with 56m ² has 2 triple rooms, 2 bathrooms with bath, bidet and toilet, a large kitchen with hob, oven, coffee maker, refrigerator, toaster, dishwasher and utensils, a pull out couch, dining area, satellite TV and two large sun terraces.

Comfortable living in Castelrotto
holiday apartments on the Alpe di Siusi
With three comfortably furnished holiday apartments in the Sciliar area we welcome you on the farm Marmsolerhof in Castelrotto. They are designed for 2-4 or 6-8 people and differ in size. In addition to a fully equipped kitchen with dishwasher, oven and coffee maker, you will also find a cosy living room with a sitting area and satellite TV. Depending on their size, the accommodations are equipped with one or two separate bedrooms. The furniture of the apartments are all natural, not painted, only oiled.
The modern bathrooms offer a shower or a bath tub, WC, bidet and sink. Apart from towels and sheets, upon request, your hosts will also provide a cot for the youngest guests. All guests in the holiday apartments on the Alpe di Siusi enjoy unlimited access to the garden with lawn. Three apartments on the farm are also equipped with a terrace. During your stay in the accommodations you may use the internet connection – on request, you may take advantage of our bread delivery service in the morning with fresh baked goods.

We charge 15 – 20 Euro per person for breakfast.

Alpe di Siusi Live – Mobilcard
Our farm guests will receive the free guest card (Mobilcard) for their entire stay. The card allows them to explore the holiday region South Tyrol by bus and train. (With the exception of the Alpe di Siusi.)
The Mobilcard entitles you to use all public transport of the South Tyrolean transport association. This includes:
- Regional trains in South Tyrol (Brennero – Trento, Malles – San Candido)
- Local buses (town buses, intercity buses, and city buses)
- Cable cars to Renon, Maranza, San Genesio, Meltina, Colle, and Verano

The use of the library and our play corner is free of charge, as is the use of the sunbathing area with children’s playground.
The prices include (only at farmhouse apartments): bed linen, towels, tea towels, fresh bread service, sun loungers, barbecue grill, kids’ facilities, herbs from the farmer’s garden (subject to availability), cot, parking lot, ski equipment can be stored in the boiler room, washer and dryer may be used for a small extra charge of 5 Euro.
Garage: We offer our guests the convenience of a free garage for cars, motorbikes and bicycles.
Ski bus
From Christmas to Easter you can use our free ski bus, which stops just 100m from our Marmsolhof.
The ski and hiking boot dryer is in the basement of our house.
Wireless Internet (for a weekly fee of 10 €)
As of 01.01.2024, we are required to collect a local tourist tax of 2,50 € per person and night for all guests older than 14 years. The local tax is due upon departure and is specified separately on the invoice.
Open all year round
The prices apply for a minimum stay of 5 nights per apartment.
For stays of less than 5 days we charge 20.00 € per person and day.
For every additional person we charge 20 €/night.
Free garage
You can put your car, motorcycles and bicycles in our garage free of charge.

Fresh bread delivery service
Please let us know the day before (not later than 5 pm) which type of bread rolls you wish, and we’ll deliver them to your front door in the morning. Fresh hay milk from our cows is also available.
Laundry service
You are welcome to use our washing machine for a fee of € 5 per wash (ironing on request).
Pets
Pets are not allowed.
Additional charges and tems of payment
Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of a daily rate has been paid.
The fee for final cleaning is already included in the price.
Payment: Please pay cash on site , non-transferable check, bank transfer.
Arrival and departure
If you arrive on Sunday, the apartment is available from 5.30 p.m. Thank you for your understanding.

Otherwise we expect you starting from 14 clock. Of course, you can also arrive earlier, but the apartment will ready for you only at 14 clock. In case of a delay, we look forward to receiving a message from you.
Departure: On departure day, please leave your holiday apartment not later than 9.00 clock. Other times are possible upon request.
Travel insurance & cancellation insurance
Terms and conditions for cancellations
If anything unexpected happens, we kindly ask you to inform us in advance. Cancellations are always unpleasant – for you and for us. It’s a pity when our holiday apartments remain empty, even though others would have loved to come.
According to art. 1382 of the Civil Code, you may cancel your reservation not later than 60 days prior to arrival without any cancellation fee. In case of a cancellation in the period between the 60th day before the arrival date and the arrival date, please understand that we need to charge the following cancellation fees:
• For cancellations until max. 28 days before arrival: 50% of the agreed total price;
• For cancellations after 28 days before arrival: 80% of the agreed total price.
In case of failure to make use of the booked apartment for the agreed period without a cancellation, you are required to pay 100% of the agreed total price. In case of early departure or late arrival you will pay the price for the used days and 100% of the agreed price for the remaining but unused services.
We advise you to close a travel insurance.
